How To Get Your House Ready To Sell During Covid

14 Feb 2021 by Daryl Palmer Beach Homes

How To Get Your House Ready To Sell During Covid

If you’re thinking about selling in the next 12 months… Here’s a checklist of things to think about prior to selling your home. You’re probably wondering how to get your house ready to sell during Covid… otherwise you probably wouldn’t be here… right? Well… here’s the short version! (watch the video!)
Get the checklist here: Daryl Palmer Beach Homes’ How To Get Your House Ready
First of all… since we’re in the middle of this stupid Corona-Crap, I’ve got to help keep you and your family safe. That’s first & above all else. We’ve developed strict protocols to
help keep you and your crew safe. Yet it also involves some advanced planning and a few strategies I’ve come up with to keep your exposure to the outside world to a minimum.
It all starts with pricing it correctly.
We’re in a tight market favoring sellers currently and we have super low inventory combined with a lot of pent up demand from buyers and hysterically low interest rates.
If you price it correctly, I can book a ton of showings over a weekend in small “time-pods” (my word… you’re welcome) Everyone in the house has masks, gloves and booties.
Only 2 adults and one agent at a time & a 15 minute window. *(unless your house is on over an acre and/or over 5000 sq ft)
Why over a weekend? Because I can maximize the property’s exposure to the market and there’s more people out looking on a weekend… ANNNND it will probably be easier for you and your crew to be out of the house for a few hours on a weekend… ANNNND if we do the things below, combined with the correct pricing strategy… we will probably be able to secure 1 or more offers within a week and then after you accept an offer, the amount of people in and out of your house will be greatly reduced. (This post is all about the “short version” and this is the short version) Watch the video!
1-Deferred Maintenance –
Take a look around inside your house and make a list of things that need repair or to be replaced…
Then go outside and take a walk around your house slowwwwly & see what needs some care or repair.
Remember… any buyers looking at your house will be doing the same thing and making a list… and buyer’s usually over estimate what it costs to do repairs … by A LOT!
It’s in your best interest to take care of major things beforehand on your own time frame rather than being held hostage by demanding picky buyers who watch all the Real Estate TV shows.
When’s the last time you painted the interior? The exterior? How’s the flooring? Is it dated? Does it need to be replaced or refinished? What are the lighting and plumbing fixtures looking like? Kitchen? Bathrooms? Appliances? This is super important that you look hard at these things BEFORE you put your house on the market.
It could mean tens of thousands of dollars in your final net if you deal with these things prior to listing your house.
OK… let’s pause right here for a second. You’re wondering…
Excellent question! Really… why would you?
This is where you need to call me & tell me what your PLAN is & I can advise you what you probably should do prior to listing and what you probably don’t need to do prior to selling. A lot of this can change depending on what kind of a market we’re in. A market favoring Sellers or one favoring Buyers or one that’s neutral & not favoring anyone… except maybe the cat family down the street
And… I get it… we sell houses in pristine condition, some needing updates, some in fine condition but just looking tired , to tear downs. Sometimes it just doesn’t make sense to sink money into something that might get gutted or torn down. Every home is different and every situation is different. That’s why it’s ALWAYS a good idea to pull me in sooner rather than later. Making a PLAN is always better than slamming a sign & 3 upside down St Joseph statues into the yard & praying it sells.
Ok.. un pause… annnd onto…..
Hey… if you’re enjoying this… not that you wouldn’t …
Like & subscribe on my YouTube channel… it would greatly help my bruised self esteem… really… it would.
Number 2 – Brighten it up
Take a hard look at your window coverings… are they old & tired? Do they block too much light? How about your general lighting? Buyers want Light & Bright… not dark & depressing. How about your paint colors? A fresh coat of white paint can make a big difference!
3-Flooring? How old is it? Does it need updating or refinishing? If it costs you… say…. $10K to update or refinish the flooring… a buyer will think it will cost double that… and take if off the price or add it to the repairs request list.
4- What’s your curb appeal? How does your house look compared to the rest of the neighborhood? Is your house a “car stopper” or is it a “drive by & look the other way”?
And while you’re outside… Take a look at your landscaping, and your paint condition, your fences ,your trees- Does your landscaping need a trim or a major overhaul? Do your trees need trimming?
Every house can use more color & a lot of flowers in the flower beds or in pots near the front door is always a good idea in any kind of market.
5-Declutter… ouch… I know the kids little league trophies mean something to you and all your vacation photos… yet realize You’re Moving… so pack up all of the clutter.
This is a two pronged approach.
First is you need to declutter & depersonalize your house. Pack mementos, family photos ,awards, gun collections, all the taxidermy you have on the walls. Etc… Remember… you ARE going to move and you’ll need to pack anyway… and once you did phase 1… we bring in the big guns… the Professional Home Stagers. They will also help you declutter even more and will add their stuff to your stuff and help your house appeal to a wide array of buyers… which is what we’re trying to do.
If we left all your stuff in the house… we’d be only attracting one buyer rather than a “wide array”… and that “One” would be you… and that would be silly… because YOU… are the ones trying to get rid of it.
See chapter 4 in my #1 Best Seller book: Dwelling Selling How the Internet Made Selling a Home In the South Bay Easy and Other Funny Stories… where I go into much more details on the how’s and whys. (page 23)
This is a science that were using and it will greatly help you sell for top dollar and more quickly than the other homes that didn’t bother doing any of this stuff.
Unless your house doesn’t qualify for this strategy.
6- Hire a pro photographer to make your house look amazing! This is another science we’re using to your benefit. Some agents are still using their iphone to take photos of multi million dollar homes…
 saaaay WHAT???
7- Lastly… interview agents for the job… don’t use family or even a neighbor… you know… just because…
Hire an agent who shows you what they will do and what they have done in the past. Someone who is well versed in Digital Marketing AND social media AND video AND ACRONYMIC MARKETING as well.
This is where the future of real estate is…
It’s not in mailing you monthly recipe postcards..
Annnd There you have it… Well… that’s the short list… it’s not the full list… but it’s a start! Read my book where I go over “almost” everything. Except I left out a lot of the boring stuff because…
well… it’s boring!
There’s more to selling your house than hiring an agent who will put a sign in the yard & pray to the upside down St Joesephs that they planted  … that it sells.
My checklist is either down below or in my bio… you can download it and even print it and frame it!
When you’re ready to make a PLAN… even if it’s a Preliminary one… (which is a verrrry good idea!) Call me or go to www.MeetDaryl.com and book a short virtual strategy session with me and we can soonly speak some super seriously straight strategy stuff!
BE SAFE!

5 Inspiring Home Design and Remodeling Trends for 2021

01 Feb 2021 by Daryl Palmer Beach Homes

We’ve all spent a lot more time at home over the past year. And for many of us, our homes have become our office, our classroom, our gym—and most importantly, our safe haven during times of uncertainty. So it’s no surprise to see that design trends for 2021 revolve around soothing color palettes, cozy character, and quiet retreats.

Even if you don’t have immediate plans to buy or sell your home, we advise our clients to be mindful of modern design preferences when planning a remodel or even redecorating. Over-personalized or unpopular renovations could lower your property’s value. And selecting out-of-style fixtures and finishes could cause your home to feel dated quickly.

To help inspire your design projects this year, we’ve rounded up five of the hottest trends. Keep in mind, not all of these will work well in every house. If you plan to buy, list, or renovate your property, give us a call. We can help you realize your vision and maximize the impact of your investment.

1. Uplifting Colors

Colors are gravitating toward warm and happy shades that convey a sense of coziness, comfort, and wellbeing. This year’s palettes draw from earthy hues, warm neutrals, and soothing blues and greens.1

While white and gray are still safe options, expect to see alternative neutrals become increasingly popular choices for walls, cabinets, and furnishings in 2021. For a fresh and sophisticated look, try one of these 2021 paint colors of the year:

  • Aegean Teal (coastal blue) by Benjamin Moore
  • Urbane Bronze (brownish-gray) by Sherwin-Williams
  • Soft Candlelight (muted yellow) by Valspar

On the opposite end of the spectrum, indigo, ruby, sapphire and plum are showing up on everything from fireplace mantels and floating shelves to fabrics and home accessories. These classic, rich hues can help bring warmth, depth, and a touch of luxury to your living space.

To incorporate these colors, designers recommend using the “60-30-10 Rule.” Basically, choose a dominant color to cover 60% of your room. For example, your walls, rugs, and sofa might all be varying shades of beige or gray. Then layer in a secondary color for 30% of the room. This might include draperies and accent furniture. Finally, select an accent color for 10% of your room, which can be showcased through artwork and accessories.2

2. Curated Collections

After a decade of minimalism, there’s been a shift towards highly-decorative and personalized interiors that incorporate more color, texture, and character. Clearly-defined styles (e.g., mid-century modern, industrial, modern farmhouse) are being replaced by a curated look, with furnishings, fixtures, and accessories that appear to have been collected over time.3

This trend has extended to the kitchen, where atmosphere has become as important as functionality. The ubiquitous all-white kitchen is fading in popularity as homeowners opt for unique touches that help individualize their space. If you’re planning a kitchen remodel, consider mixing in other neutrals—like gray, black, and light wood—for a more custom, pieced-together look. And instead of a subway tile backsplash, check out zellige tile (i.e., handmade, square Moroccan tiles) for a modern alternative with old-world flair.4

3. Reimagined Living Spaces

The pandemic forced many of us to rethink our home design. From multipurpose rooms to converted closets to backyard cottages, we’ve had to find creative ways to manage virtual meetings and school. And designers expect these changes to impact the way we live and work for years to come.

For example, some home builders are predicting the end of open-concept floor plans as we know them.5 Instead, buyers are searching for cozier spaces with more separation and privacy. Cue the addition of alcoves, pocket doors, and sliding partitions that enable homeowners to section off rooms as needed.4

The necessity of a home office space is also here to stay. But what if you don’t have a dedicated room? Alternative workspaces have become increasingly popular. In fact, one of the biggest trends on Pinterest this year is the “cloffice”—essentially a spare closet turned home office. Searches for “home library design” and “bookshelf room divider” are on the rise, as well.6

4. Staycation-Worthy Retreats

With travel options limited right now, more homeowners are turning their vacation budgets into staycation budgets. Essentially, recreate the resort experience at home—and enjoy it 365 days a year!

Bedrooms should provide a soothing sanctuary for rest and relaxation. But this year, minimalist décor and muted colors are giving way to bolder statement pieces. To create a “boutique hotel” look in your own bedroom, start with a large, upholstered headboard in a rich color or pattern. Layer on organic linen bedding and a chunky wool throw, then complete the look with a pair of matching bedside wall lights.7

Carry those vacation-vibes into your bathroom with some of the top luxury upgrades for 2021. Curbless showers and freestanding tubs continue to be popular choices that offer a modern and spacious feel, and large-format shower tiles with minimal grout lines make clean up a breeze. Add a floating vanity and aromatherapy shower head for the ultimate spa-like experience.4

5. Outdoor Upgrades

From exercise to gardening to safer options for entertaining, the pandemic has led homeowners to utilize their outdoor spaces more than ever. In fact, backyard swimming pool sales skyrocketed in 2020, with many installers reporting unprecedented demand.8 But a new pool isn’t the only way homeowners can elevate their outdoor areas this year.

The home design website Houzz recently named 2021 “the year of the pergola.” They’re a relatively quick and affordable option to add shade and ambiance to your backyard.4 Another hot trend? Decked-out, custom playgrounds for exercising (and occupying) the youngest family members who may be missing out on school and extracurricular activities.9

But don’t limit your budget to the backyard. Landscapers are reporting an increase in front yard enhancements, including porch additions and expanded seating options. These “social front yards” enable neighbors to stay connected while observing social-distancing guidelines.10
