South Bay Real Estate Update June 2021

Finally here’s my It’s a Mad Mad South Bay Real Estate Update! Remember looking for toilet paper last April? This is what the local real estate inventory is like. To say that the current real estate market is insane… is grossly UNDERSTATING it!

Since the pandemic of 2020, we had low inventory going into the pandemic & then everything stopped when we all got locked down. Little by little, buyers and sellers saw that this thing wasn’t going away any time soon & now was the time to act. Everyone was stuck at home… the kids and the dogs and everyone else. Homeschooling was now your job as well. Working from home was the norm. A lot of people were living in their homes differently and realized they wanted something larger or an extra room or a bigger yard… somewhere where everyone could spread out a bit and not be right on top of each other.

Then the already low interest rates dropped… to hysterically low levels never seen before. Low inventory, and low interest rates = increased demand and that = increased prices.

Let’s take a look at the 3 beach cities of Manhattan Beach, Redondo Beach and Hermosa Beach and see how they compare when we look at YTD. January thru June 2019 vs 2020 vs 2021.

You won’t believe it.

Things we’ve Learned:

1- You cannot time a market

2- waiting for a market to adjust downward cost you 20% just in the last 12 months.
