How To Get Your House Ready To Sell During Covid

If you’re thinking about selling in the next 12 months… Here’s a checklist of things to think about prior to selling your home. You’re probably wondering how to get your house ready to sell during Covid… otherwise you probably wouldn’t be here… right? Well… here’s the short version! (watch the video!)
First of all… since we’re in the middle of this stupid Corona-Crap, I’ve got to help keep you and your family safe. That’s first & above all else. We’ve developed strict protocols to
help keep you and your crew safe. Yet it also involves some advanced planning and a few strategies I’ve come up with to keep your exposure to the outside world to a minimum.
It all starts with pricing it correctly.
We’re in a tight market favoring sellers currently and we have super low inventory combined with a lot of pent up demand from buyers and hysterically low interest rates.
If you price it correctly, I can book a ton of showings over a weekend in small “time-pods” (my word… you’re welcome) Everyone in the house has masks, gloves and booties.
Only 2 adults and one agent at a time & a 15 minute window. *(unless your house is on over an acre and/or over 5000 sq ft)
Why over a weekend? Because I can maximize the property’s exposure to the market and there’s more people out looking on a weekend… ANNNND it will probably be easier for you and your crew to be out of the house for a few hours on a weekend… ANNNND if we do the things below, combined with the correct pricing strategy… we will probably be able to secure 1 or more offers within a week and then after you accept an offer, the amount of people in and out of your house will be greatly reduced. (This post is all about the “short version” and this is the short version) Watch the video!
1-Deferred Maintenance –
Take a look around inside your house and make a list of things that need repair or to be replaced…
Then go outside and take a walk around your house slowwwwly & see what needs some care or repair.
Remember… any buyers looking at your house will be doing the same thing and making a list… and buyer’s usually over estimate what it costs to do repairs … by A LOT! 
It’s in your best interest to take care of major things beforehand on your own time frame rather than being held hostage by demanding picky buyers who watch all the Real Estate TV shows.
When’s the last time you painted the interior? The exterior? How’s the flooring? Is it dated? Does it need to be replaced or refinished? What are the lighting and plumbing fixtures looking like? Kitchen? Bathrooms? Appliances? This is super important that you look hard at these things BEFORE you put your house on the market.
It could mean tens of thousands of dollars in your final net if you deal with these things prior to listing your house. 
OK… let’s pause right here for a second. You’re wondering…
Excellent question! Really… why would you?
This is where you need to call me & tell me what your PLAN is & I can advise you what you probably should do prior to listing and what you probably don’t need to do prior to selling. A lot of this can change depending on what kind of a market we’re in. A market favoring Sellers or one favoring Buyers or one that’s neutral & not favoring anyone… except maybe the cat family down the street
And… I get it… we sell houses in pristine condition, some needing updates, some in fine condition but just looking tired , to tear downs. Sometimes it just doesn’t make sense to sink money into something that might get gutted or torn down. Every home is different and every situation is different. That’s why it’s ALWAYS a good idea to pull me in sooner rather than later. Making a PLAN is always better than slamming a sign & 3 upside down St Joseph statues into the yard & praying it sells.
Ok.. un pause… annnd onto…..

Number 2 – Brighten it up
Take a hard look at your window coverings… are they old & tired? Do they block too much light? How about your general lighting? Buyers want Light & Bright… not dark & depressing. How about your paint colors? A fresh coat of white paint can make a big difference!
3-Flooring? How old is it? Does it need updating or refinishing? If it costs you… say…. $10K to update or refinish the flooring… a buyer will think it will cost double that… and take if off the price or add it to the repairs request list. 
4- What’s your curb appeal? How does your house look compared to the rest of the neighborhood? Is your house a “car stopper” or is it a “drive by & look the other way”?
And while you’re outside… Take a look at your landscaping, and your paint condition, your fences ,your trees- Does your landscaping need a trim or a major overhaul? Do your trees need trimming?
Every house can use more color & a lot of flowers in the flower beds or in pots near the front door is always a good idea in any kind of market.
5-Declutter… ouch… I know the kids little league trophies mean something to you and all your vacation photos… yet realize You’re Moving… so pack up all of the clutter.
This is a two pronged approach.
First is you need to declutter & depersonalize your house. Pack mementos, family photos ,awards, gun collections, all the taxidermy you have on the walls. Etc… Remember… you ARE going to move and you’ll need to pack anyway… and once you did phase 1… we bring in the big guns… the Professional Home Stagers. They will also help you declutter even more and will add their stuff to your stuff and help your house appeal to a wide array of buyers… which is what we’re trying to do.
If we left all your stuff in the house… we’d be only attracting one buyer rather than a “wide array”… and that “One” would be you… and that would be silly… because YOU… are the ones trying to get rid of it.

This is a science that were using and it will greatly help you sell for top dollar and more quickly than the other homes that didn’t bother doing any of this stuff.
Unless your house doesn’t qualify for this strategy.
6- Hire a pro photographer to make your house look amazing! This is another science we’re using to your benefit. Some agents are still using their iphone to take photos of multi million dollar homes…
 saaaay WHAT???
7- Lastly… interview agents for the job… don’t use family or even a neighbor… you know… just because…
Hire an agent who shows you what they will do and what they have done in the past. Someone who is well versed in Digital Marketing AND social media AND video AND ACRONYMIC MARKETING as well.
This is where the future of real estate is…
It’s not in mailing you monthly recipe postcards..
